McMaster trustee to remain on interest and accumulate until the said Mary and Lottie arrive at the age of twenty one years, and in case that Ether of them should die without children I direct that the whole amount shall be paid to the survivor and lastly I nominate constitute and appoint my friend J. W. Bates to be the Executor of this my last will and testament and hereby invest him with full power and authority to sell and convey Real Estate.
